Acquisition
from start to finish
- Integrate and transition of all tenant leases and information into Yardi Property Management Software
- Prepare Lease Abstracts, confirm security deposits
- Is there delinquent rent? Or prepaid rent?
- Obtain all parking information and parking maps with tenant requirements and reserved parking
- Obtain list of all tenant improvement work in progress
- Obtain property litigation history
- Obtain list of current leasing prospects
- Secure all blueprints and engineering drawings
- Collection and documentation of all tenant insurance certificates, W-9, EIN
- Transition of all vendors into building software, set-up vendor payment system
- Collect all vendor certificates of insurance and W-9
- Review schedule of existing vendor/service provider contracts
- Prepare new vendor service contracts as needed, bid as necessary prior to acquisition
- Transition all utilities into new entity name
- Obtain all building files from seller and accurately create new electronic building files
- Collect all building warranties
- MODE’s Building Engineers are available to assist with building inspections including all equipment
- Assist with collection of Tenant Estoppel Certificates
- Review Financials of new building, assist with new budget, obtain past CAM reconciliations

- Notify all Tenants & Vendors of building disposition
- If new buyer, MODE’s Property Management team will transition smoothly
- Notify all Utilities for date to be removed from current entity
- Transition all files to buyer accurately and confidentially
- Transition all accounting documents
- Send all unpaid current payable to buyer
- Submit all building keys to buyer
